    Hmmm.... 1st thing's 1st, the cheesesteaks were as good as everyone said they are. What was missing was customer service. Apparently, they close at 9:30p on a Friday, so showing up at 9:05p wasn't a good idea?? There were absolutely no other customers in sight. We were greeted by a man that looked annoyed that we showed up during their cleanup. He had a pen and paper in his hand, ready to take our order before the door closed behind us. Since we had never been there before, we wanted a second to look at the menu- again, this annoyed him. Once we started ordering, we made the mistake of asking a question and changing one aspect of our order- again, he became very annoyed and said: "let me start over", which was completely unnecessary. We both had the regular cheesesteaks with no sides. Pretty good food, I just did not feel welcomed. I have to assume that the rude guy was not the owner that everyone was talking about in their reviews. Too bad. As out of towners from the "big city", I'm not sure if we'll go back if we're ever back in town.

    This place is so much better than Little Philly's or any other place that I've tried in the area. Quality ingredients and fresh rolls. Plus, they don't have high school kids losing your orders. The steak sandwiches are overflowing with meat and dripping with the cheeses; and the hoagies may be even better. These are real Philly hoagies; be warned, they are addicting and have people driving 25 miles to get lunch! not crazy about the fries, but I usually only get the sandwich because the are so big that they are more than enough. This is the real deal!

    I discovered Philly's Finest right after they opened, about April 2010. For the first few weeks, I drove beachside 3-4 times a week but am now consistent with twice a week. HAVE NEVER HAD A MORE DELICIOUS CHEESTEAK. The quality is immaculate and consistent. The owner is awesome. Friday and Saturday nights, he keeps the place open until 2:30am which is very slick because there is a bar in the same plaza. If you haven't been to Philly's Finest, you haven't lived.

    Best Philly I've had in a while! Both the steak & chicken are awesome. The guys that work here are super cool, very friendly, and even witty. It's an all around nice addition to beachside. It's a plus that they are open late on the weekends. I've been in twice this week already, my first time and then the next day I went back with my family for lunch. We were all very satisfied!

    After reading the previous reviews of Philly's Finest, I Had to go! By far, one of THE Best cheese steaks I've ever had. And I've had more than a few. I got the standard Cheesesteak w/Onions and Provolone. I'll ask for extra cheese next time but only because it can only elevate such a fantastic sandwich. The guys working there were right on their game and never missed a beat. My first time anywhere and I stick to the basics, so I didn't bother with fries. It was all about bread, meat, cheese and onions, and these guys do it to perfection. The only bad thing is, this is my last trip to FL and Seattle doesn't have anything near this good.

    UNREAL the best Cheese steaks I have had its like being back in Philly! The owners take the time to talk with you and are the nicest guys in the world! The Hamburgers are equally as amazing everything on the menu is great and fresh! We are here on vacation and have eaten there three times this week! Highly recommend you try this place!

    If you seriously love an awesome Philly cheesesteak & you're reading this wondering if you should try this place out...stop reading and get in there already! I promise you will not find a better sandwich in the state! I've never been to Philly to have an actual authentic local Philly cheesesteak sandwich to compare it to but I would bet money that I already have! They also have Birch Beer (soda/pop) on tap too, which is unheard of down here but there is nothing better than an ice cold Yuengling to go with your sandwich which he has plenty of as well! Do I give the place 5 stars? You bet I do!

    Being from Philly I had to give this place a try. I can't give a cheesesteak place higher than four stars, because, hey, it's a sandwich. But four stars for a sandwich restaurant is about as good as it gets. Cheesesteaks like you have back home in Philly. Amoroso rolls. Dietz and Watson cold cuts. TastyKakes. The owner is a great guy, too. Worth the trip if you want authentic cheesesteaks and hoagies. Decor is a salute to Police and Firemen.

    I'm a very picky cheesesteak reviewer. Went to college in Philly and been eating cheesesteaks since 1977. Eat a few a month in DC (Philadelphia Mike's); been to Tony Luke's, Pat's, and Jim's in Philly over the last year. I can honestly say I enjoyed this more than most of these famous Philly places. Blows Tony Luke's out of the water. Soft rolls. Quality meat. Good spices. Gooey melty cheese. What more do you want in a cheesesteak? Tastykake selection was disappointingly light. Need to fix that. Interior is nothing special. But who cares about that? None of the original Philly places are any better. Shame I live in DC or I'd be back a lot. Eat here!!!

    This place is amazing! Nothing else in the area competes. Not only do they have authentic cheesesteaks, but TASTEE KAKES(its a Philly thing) and Burch beer (also a Philly thing). I went there with my two small children, and the owner made sure he started on the kids chicken tenders first so they would have time to cool; while the adults' food were still being prepared. Not only did he do this, but he sliced the chicken tenders into bite sized pieces, and boxed up the leftovers he knew would be too much for them to eat. I did not ask him to do any of this. I was quite impressed. By the food, and the kind service. I highly recommend this place! Would frequent more if I wasn't so worried about my waist line!

    Our friends took us here yesterday and we got the classic philly and it was the best philly cheesesteak I've ever had, I don't normally like Philly cheesesteaks maybe because I've never had a good one but this place is awesome. I love how the cheese is cooked and melted into the Philly and it all comes together and hits the spot love it! I would definatly go back! They have so many different kinds too like chicken and other stuff! There sides taste great too! I give this restaurant 5 stars because the food is cooked great to the taste!

    This place is great. The cheesesteak sandwich is so good. U got to try it. I have been to both Pat's and Geno's in Philly and this place is better than both. The owner is a good guy. He is not a jerk He is just passionate about his food. I respect that. The service was great and the food was even better. The fries are great too but the cheesesteak is where it is at......

    I would have to concur with all the reviewers. This place has some of the best Cheesesteaks I have ever had. Which in my opinion is quite a feat having dined at some of the top places in Philly. Customer service is nothing special, but I don't care about that. It's about the food, and this place delivers.

    This place makes some Phillys that are the best you will ever eat! And the price is very reasonable too. They have added a cheesburger and fries to their menu and while I have not had it yet, my son said it was the best he has ever had! The owner is from Philly and you can bet that anything you order here is "Philly's Finest"! You will never be disappointed ordering anything on the menu here! My son loves their chicken Phillies!

    I frequent this place a lot to get my philly fix. The owner is one cool fella. I typically get the standard philly cheese with fries on thursdays driving home from work, but today I tried something new.... The Bacon Chicken and Vics philly..... Holy crap was that some happiness in my mouth. What I love about this place is that it's nothing showy but it's nice and clean. The guy that owns it treats you like family. He is a respectful guy. I usually tip 2 bucks just because these people are good people.... and EVERY SINGLE time i've tipped him he offers me a beer. He hasn't had the place opened too long but I haven't once had something from here that wasn't good. Whatever that garlic onion pepper is that they put on those fries is a nice orgasm in my mouth.

    I have been grabbing cheese steaks from Philly's Finest since it first opened and realized after the first bite that I had found the best anywhere outside of Philly. Finally broke down and tried something else on the menu, the morning bust burger with ham and fried egg on top along with fried onions and was blown away. Went back and got the bacon paddy burger and blown away again. Absolutely a wonderful burger that is probably made better by the great bun it is served upon. If you live around the area do yourself a favor and give it a try, you will not be disappointed if you are looking for great a sandwich.

    I have to be fair and rate this according to everyone in our party of 4. We have gone several times because the cheesteaks are good. Our last visit was terrible for me but everyone else had the cheesteks again and were happy. The last visit I have a cheesteak that had so many hot peppers in it I couldn't eat it so I decided this time to have the steak salad, it sounds fabulous on the menu but what it was was terrible unless you want to pay $10 for lettuce because that was the only thing I could eat! The steak was overcooked until it was dry and hard, the "candied walnuts" were burnt and horrible. I spoke with the "manager" when he came by our table and told him about the candied walnuts, he just shrugged and walked away. The owner has been good and if he had been there I would have talked to him, it was that bad!!! We have since left the area. If you go get the cheesesteak and add the Cooper Sharp cheese it is amazing. The meat in the sandwiches can be pretty grisly and the hot peppers are HOT (and I like heat). The bread is unremarkable but fresh.

    Just recently tried this spot on vacation in Melbourne beach. My bf and I tried the cheesesteak hogie with Mayo,lettuce, and onions as well as the Philly cheesesteak with onions,mushrooms, banana peppers and provolone. Both sandwiches were tasty and we both had different favorites. 2 twelve in sandwiches for 25 dollars but the sandwiches are huge!!full of meat. Great for lunch but choose smaller sandwich size unless its dinner..

    I've read a few reviews about the owner being rude. lol -- He's from Phili - ever been there? People from the Mid Atlantic area come across as rude, but it is sarcasm in joking manner. Just go with it and stop trying to dissect people . People in different parts of the country act differently. Some go out of their way to be friendly, and some won't even respond when you say hi. I notice it every day. Just like saying New Yorkers are rude- because they talk fast and are in such a hurry. Chill out, the guy was very nice to me and was the first one to congratulate me on my move to Melbourne. By the way -- the cheesesteaks are the real thing and even better than anything I ate in Maryland. You call your order in, come in and pay for it. How much customer service do you expect in this situation???? lol.

    Clean. Delicious. Friendly. CLEAN - they take care of their place and most importantly, their food prep area. I can look over the counter and see if the flat grill is properly cleaned, the floor under is spotless, heck even that the cash register and pens aren't grimy. DELICIOUS - top grade meat and delicious cheese "Cooper" which I had not previously heard of before, and generous extras. You want mushrooms? You get a LOT of mushrooms for just a small surcharge. FRIENDLY - nobody wants to give their money, no matter how tasty, to staff or restaurateurs with bad attitudes. From the high school kid working the table, to the men and women on the grill and at the register, you feel welcomed and invited not just to hand over your cash, but to stay a while and visit. As recent transplants from the fastnpaced, corporate food outlets of Dallas, this place is a breath of fresh air. Keep up the great work!

    We wanted to drink regular water. They first lied saying the machine was broken. And then when we called them on it, they said we needed to pay for a glass. When paying $14+ for a fast food meal, it's a little disconcerting. Let's just say that I will not be coming back.

    The best cheesesteak you'll find outside of Philadelphia. Not that I've been there... However, I know that meat and cheese has never made my mouth water before! They have a large delivery range and perfectly crispy french fries. Talk to the red head boy if he's working I don't know his name but me and my boyfriend are his biggest fans.

    Just landed in Melbourne this afternoon. After 15hrs in airports & in the air, grocery shopping, unpacking, and being awake for over 24hrs, I was delighted with our experience with Philly's Finest. We got a Philly and a chicken cheese steak & both were loaded with ooey gooey goodness! The Buffalo fries & clam strips were great - the bleu cheese dressing has to be homemade. But the true icing on the cake was the draft birch beer! Excellent delivery time & our food was still hot. Thank you guys so much for putting smiles on 2 weary travelers!

    This place was great. My husband had the pizza cheesesteak. He was throughly pleased, which is hard to do. My son had the wings, beloved them. I had the veggie hoagie. It was okay, but could have been more veggies and less cheese. The owners are SUPER NICE and you can tell appreciate their customers. We would definitely revisit this place.

    The lady that took my order was rude and it got worse from there! The meat in my sandwich was OLD!!! I won't be back! Stay away. My other clue should have been that I was the ONLY patron from 11:55 to 12:25. Empty at lunch hour says it all!

    Let me start by saying this... It appears that everyone who puts less than a 5-star rating on this place is either not ordering a cheesesteak, or was one of those obnoxious customers who can never be satisfied. People, if you go to a cheesesteak place, order the cheesesteak... not hot wings and clams. You go to a BBQ joint, you order BBQ. You go to a hamburger place, you order their hamburger, etc. Obvioulsy, I'm a fan of this place. It is by far the very best Philly Cheesesteak you will ever have. I don't care how many you've eaten or where you've eaten them, because I've had them in Philadelphia from the people who made them famous, and I'll tell you they don't have anything on these guys. Prime beef cooked to order, what more can you ask for. Amazing freshly baked hoagie rolls, sweet caramelized onions, peppers, and mushrooms all combine to make an absolutely amazing sandwich. Spring for the extra 50 cents and upgrade to the Cooper's Sharp cheese, you're welcome. Oh and amazing seasoned french fries, I think they use the double-fry method. Clean, and very friendly staff - I've never left unhappy in any way.

    The food is so good the entire menu is incredible... Just don't order for delivery they usually forget the little stuff and by the time the food gets to you it's surprisingly cold, and then not worth The 20+ dollars it cost for the meal. This has happened the 3 times I have had delivery orders but if I walk in everythangs cool :)

    Down hill since the original owner sold and moved back to the "City of Brotherly Love". Lady who take orders has a bad attitude or maybe just a gruff personality. Always a problem when I go, with something not working or they've cleaned it early because had no customers and won't use it now to we aren't open yet but our door is open and sign is out. How about "hey we aren't open yet but come on in and I'll get you a drink and we'll get your order started asap"!???? The original owner was super accommodating nothing was ever a problem. Don't know why I even went back. GO A FEW MILES NORTH ON A1A AND EAT AT LITTLE PHILLIES for better everything..plus a military discount!

    I ordered the classic cheesesteak with provolone, grilled onions and mushrooms, and banana peppers. HOLY MELT IN YOUR MOUTH AMAZINGNESS!!! My pops was born and raised in Philly and he stated, this is "just like childhood and is as good as any Philly I've ever had." Well done, Philly's Finest. Cheesesteaks are availble in steak, chicken, and vegetarian offerings. There are several hoagies and there were a lot of high-end meats and cheeses to choose from. They also offer fountain birch beer (with unlimited refills - when you dine in) and other coke products. The restaurant is small, but something about it made it feel a little dirty. I had to use the restroom when we arrived, but refrained from doing so, it creeped me out that much. There is also really no flare or ambiance. There were pictures of scenic and iconic Philadelphia sites on the wall. This place is a TOTAL dive, but the food is off the charts! A definite must! I recommend getting your cheesesteak or hoagie to go!

    I have been going to Philly's Finest for almost 3 years now. It's previous owner, a Philly native named Nick recently sold the business to a woman and her husband. While the food is still pretty good, unfortunately several things have changed for the worse. The customer service is not what it used to be, and the true Philly atmosphere is now replaced by a more generic feel. The Philly steaks I used to receive here were always on-point, top notch 5 star hoagies. While they are still good there is no doubt they are not what they used to be. I have not been impressed recently with the care and effort put into the hoagies. All in all, I find myself returning to Philly's because it is a craving I cannot satisfy anywhere else. I still believe their steaks are better than anywhere else around, but it's just not what it used to be.

    This place has really gone downhill. I used to look forward to a cheesesteak from here regardless of the price. The last two times I've gotten one, I get home to find a "torpedo" with half the filling as before with the same high price. Really disappointing as this was a goto place for cheesesteaks.

    Found this place on Yelp and so glad I did. Not your typical "Florida vacation" food but it was well worth the stop. Kids split a 12 inch Club and thought it was "better than Subway," (they don't get out much). I had the cheesesteak hoagie. Large portions and a great, fresh, soft bun. Absolutely loved this place.

    Great place for a cheesesteak but we did have a problem with the service. Ordered cheesesteak and fry. Was told we'd save a dollar on a drink so we complied. Also, asked for sauce twice. When the order came it was minus the fries and sauce. When my husband went to tell them he was told we didn't order fries. We didn't have the receipt so after paying again for fries and for the sauce he was told they would look up his receipt. We never did get to see it. So, for a drink, steak, fries and sauce it was just under $20. And I thought the customer was always right.

    Went here last night for dinner on a business trip in town. Got the cheesesteak and have to say pretty darn good. Bread was soft and the meat thin and tender. I would've gave it 5 stars but me and a co worker ordered the seasoned fries and Cajun fries and they were way over salted, and I love lots of seasoning on my fries..

    In my opinion the cheesesteaks here are just as good as any I have had in Philadephia. I go with steak, mushroom, carmelized onions, and sharp american cheese. No cheesewiz, that's for tourists. Birch beer on tap, and awesome pickles too. This is the spot so come on down and make it happen.

    This place is awesome! My boyfriend and I got 2 classic cheesesteaks, 2 birch beers, and the buffalo fries. It was $37 with tip. Kind of expensive but definitely well worth it. The staff is really nice.

    Absolutely fantastic! We stayed across the street for a while, and dining at this place was a true treat! Super yummy food, and yes - amongst the best of the best in cheesesteaks. (We travel full time, and have sampled many!). Locally owned, fantastic food and super friendly helpful staff... makes this place a perfect find! They'll even make your cheesesteak without bread, for us gluten free folks! (The owner even said he's actively working on finding a supplier for GF rolls.)

    After living a mile down the road for 5 years we discovered this restaurant and thought it was fantastic. The Rueben's are so good as are the cheesesteaks. HOWEVER, I first came across a problem when I attempted to place a large delivery order and the first sandwich I ordered couldn't be made as they were out of eggplant. No problem, I'll have the BLT but with turkey or chicken. I was informed they could not do that as it wasn't on the menu. I told them I would pay for the chicken or turkey, of course and just to add it to the BLT. The girl checked with the cook and yes, in fact they could NOT do that. I ended up cancelling the whole order, planning on not returning. However after a month and just last week I tried again. Apparently, the gentleman who took my phone order was new and placing the order was a bit painful but after picking up the order there was no provolone cheese, which I paid extra for(or any cheese) on the cheesesteak and very little peppers, mushrooms and onions. Unfortunately, I don't think I'll be back.

    We had a gift card to a steak restaurant across the street but didn't feel like standing around for the hour wait, so we decided to check Philly's Finest across the street. We are glad we did. It's a hole in the wall in a storefront next to a seedy bar , so it's got it's own charm. It's very sparsely decorated inside. A bunch of "love" posters and other Philly sites, some dietz and Watson signs and a nice led tv. I had the traditional cheesesteak with just meat and cheese and my wife opted for the pizza steak featuring provolone and marinara, and we both got fries and a soda. Everything was just right and like it should be. We look forward to going again. I'd like to think I would try something new next time but it would be hard to beat the original. One minor gripe is that the menu advertises yuengling on tap but when I asked for one I was told they don't have a license to sell beer. An ice cold one would have gone great with the meal.

    This is one of the reasons I love Yelp! On a roadtrip, hungry, and not wanting generic chain food. We found this place not too far off the road and decided to give it a try because of the reviews. My husband is from S Jersey. He's very picky about what can be called an authentic Philly Cheese Steak sandwich. Well, this restaurant nailed it. We were both delighted with the food and the friendly service. The owner does his best to bring the Philly experience to the south and we're only sad that we don't live nearby to go again.
